What are roof paints, coatings, and sealers?

Roof paints and coatings are liquid-applied products that cure into a thin protective film over the roof surface. They’re typically designed for flat or low-slope commercial roofing systems to improve waterproofing and solar reflectivity, not for restoring asphalt shingles.

TYPES OF ROOF PAINTS

The different types of roof paints and coatings

Most roof coatings are designed for commercial flat roofs and focus primarily on waterproofing. In residential roofing, the most common products in this category are oil-based rejuvenators, which mainly restore lost oils and provide limited performance benefits.
Commercial, flat roof coatings

- White, reflective coatings that are typically used for flat or low-slope roofs and metal surfaces, often in commercial or industrial settings.  

- Applied onto mod-bit, TPO, PVC, EPDM

- Help seal cracks, enhance waterproofing, and increase surface reflectivity on flat roof systems.

- Includes acrylic elastomeric coatings, silicone coatings, polyurethane coatings, and bitumen/asphalt emulsion coatings. Learn more about the different types of roof paints and coatings.

- Requires re-application as the the film will eventually wear off, unlike Liqua-Roof Flat, our roof resurfacing system for flat roofs.

- Not meant for asphalt shingles

Ceramic Resin Coatings

- Applied in residential settings, ceramic resin coatings are essentially paints with “nano-ceramic” particles or ceramic dust suspended in a resin or binder.

- Compared to oil-based rejuvenators, they offer slightly improved impact resistance thanks to the ceramic additive.  

- They remain a relatively thin-film coating and do not add granules or rebuild the shingle’s protective layer in the way Liqua-Roof's resurfacing system does.

Roof Rejuvenators

- Applied in residential settings on asphalt shingle roofs, roof or shingle rejuvenators differ slightly from traditional coatings and sealers as they are oil-based products that penetrate shingles.

- Rejuvenators restore lost oils in aging or curling shingles. They help prevent cracking and improve flexibility.

- Rejuvenators tend to run off over time and require re-application every 2-5 years

- They do not restore lost granules or provide comprehensive shingle protection and impact resistance.

How does Liqua-Roof compare to roof paints or coatings?

Roof paints can extend roof life but don’t address granule loss once it has occurred. Liqua-Roof not only protects and prolongs your roof’s lifespan but also adds a high-build layer of multi-colored granules, providing long-lasting protection and a natural, dimensional appearance, just like brand-new shingles. In contrast, roof paints typically leave a flat, one-dimensional finish that looks noticeably repainted and requires reapplication.

How does Liqua-Roof stack up to nano-particle sealers?

Compared to basic oil rejuvenators, nanoparticle or advanced resin-based formulas penetrate a little deeper into the shingle, so they are slightly less likely to run off and therefore, should last a little longer. While these treatments replenish lost oils to delay cracking, even they fall short of addressing the root issue: granule loss. In the end, they’re still buying you time, not solving the problem. Liqua-Roof, on the other hand, actively replaces and reinforces that protective layer by bonding additional granules to the roof’s surface. The result? A fortified roof that doesn’t just delay replacement—it makes it unnecessary.

Can Liqua-Roof be applied to flat roofs?

Yes, Liqua-Roof can be applied to flat roofs with a slight modification. Since flat roofs are more prone to water pooling, we add an extra waterproofing layer (our proprietary resin blend without granules) before applying the granulated topcoat. This creates a thicker, more water-resistant version of our standard resurfacing system while still delivering the same protective, granulated finish.

Will Liqua-Roof fade over time?

No—Liqua-Roof is not a paint. Its color comes from pigmented granules, not a surface coating. Like those used in new shingles, these granules are naturally fade-resistant. For added protection, each granule is encapsulated in a UV-resistant resin, further shielding them from sun exposure.

Will Liqua-Roof come off over time?

No. Liqua-Roof exceeds ASTM D6803 standards for roof coating adhesion by over 200%—bonding at more than 5 pounds, well above the required minimum. But just for added peace of mind for our customers, all projects are backed with a 15-year warranty.
